house near wrong and and the ice dungeon

im not sure if this should be under housing or price check, but does anyone know how much and L shape would sell for, 2x or 3x deed? it is behind wrong to the left, and in front of the ice dungeon to the left, in the corner next to the edge of the water.

The housing market has plummeted due to population and if you can sell an L shape for 2x deed your a bad ass.
Unless this house is right next to the entrance don't expect much.
