House refreshing

So I don't have to figure it out, does the owner of the house have to open the door at least once every 6 months or is it OK to have a co owner/friend always open the front doors each week to keep houses refreshed?

As I understand it - A character from the house owning account has to log in at least every 6 months or the house becomes condemned.

I use one char to refresh all my houses, in some cases, the owner of the house
hasn't refreshed for well over 6 months. All houses say [like new] every time.

When you own a house, all characters on that account are co owned to the house and any of them refreshing acts as the owner refresh requirement.
It is to be done once every 6 months to ensure not becoming condemned.

Thanks. Orion is the closest to what I'm doing. One co owner refreshing 14 houses (yes, I'm god I know). Just want to make sure it will keep going like new or I won't miss the boat one day day and 10 houses go poof while I'm left with 4. Patch notes?

I'm fairly sure that at least 2 of the houses, my refresher is just friended, not co-owned. In fact, these houses
aren't on any of the 3 accts I own, I'm refreshing for a friend.
It would be nice to get some kind of confirmation on the [once every 6 months]. I don't believe that a
[owner/co owner] is required to refresh to keep it from becoming condemned. I could certainly be wrong, but
I think that if its refreshed, its refreshed, by owner/co-owner/friend.

The owners account has to log in, not refresh. Any friend of the home can refresh and it won't condemn as long as the owner's account makes a log on within that time frame.
That's been my understanding. Search the patch notes for confirmation

I believe Downs and Jill are correct.
Any friend/coowner can refresh the houses indefinitely, as long as a character from the owner's account has logged on in the past 6 months.

If house goes condemned, can it be reversed, or will it fall?
