Selling small to Poo

Just to make this legit, since we dont know eachother...
Im selling a small house near vesper GY to Poo for deed plus 15k. Agreement is Poo gives house deed, I transfer house, and we go to bank to transfer the remaining 15k.

Poo agrees to all of this.
First I give deed , then I get house and the we go to the bank and transfer the last 15k
