I will start the biding at deed pluss 5k. The buyout will be 2 small deeds. This auction will be over 2 days after first bid is created or when buyout is made.

Home just north of here was sold today for Deed+20k.

I spent a second doing my homework on Kander and PoD, and what people normally do about smalls, and I realized I probably don't need the broker.

So my initial bid stands, nevermind the broker.
