Probably nothing, maybe 5-10k over deed at best.

I should add... I think newer players tend to overvalue houses like this, and houses near towns, because back in the day real estate was so hard to come by, and half of us were walking from town to town instead of running on horseback or Recalling. On UOSA, housing isn't as scarce, and everyone Recalls, so the safety of being able to walk from town to your house and back is really not that important.

Indeed. It's hard to access from a vendor perspective, plus nobody really goes to Trinsic AFAIK.
