It is a nice spot. I actually used your forge for smelting when I was aqua mining. Plank goes right onto land and you don't even need to step off it to use it, IIRC.

No no buyout. Highest bid 2 small deeds or what ever it goes up to wins it. Sorry for the length of the auction but I will be away for a good portion of the later part of this week.
