Exactly as seen below minus the guildstone -
Nice roadside location, short run to Trinsic. No neighbours within a couple of screens. I've spent a lot of time here and never been hassled.
You can pull order guards from just over the road to train up those combat skills. There's usually a wandering healer about too.
Area spawn is typical southern woodland - Mongbats, headless, occasional ogre or troll. Quiet graveyard not too far away.
There's a little over 18000 fishsteaks locked down on the floor, and all contents including the paintings and a city runebook are included in the sale.
I'd like to keep it simple at purchaser pays me then I transfer the house to them. I understand that'll put some off but that's the only deal on offer. All I can say is I'm not going to be scamming anyone.
Starts at deed + small deed. Minimum 10k increments from there. I'll let it run for four days.

Please note I can't gate anyone to the location but it's not hard to find - first large roadside building on the road out of Trinsic, about a minute on foot. I can give the buyer a rune.
