Whats the average cost of houses on this server, and how hard is it to find placement? only real estate left?
Any advice for getting myself Set up with a house quickly?

You can place smalls (though not in a prime location), 14x14's are even harder to place, but you could spend a day searching and find a spot. A good thing to do might be to scour the country looking for IDOC's and try to ghost/place at those locations.

Purchasing it from another player is strange. There are people hording houses for no other reason than to overcharge on a re-sale, which, while perfectly legal, is quite tacky (you know who you are). I would just forget about buying a house from any player, unless it's a tower or larger, because you can eventually place any of the others. I have seen some towers go for the deed plus 50k or so, which seems reasonable to me. Just look around the trade section and be the first to contact someone before one of these "uo house placing specialists" butts in to the thread and claims "OMG THATS WORTH 9000k + 5 castle deeds".

If we all join together and chose NOT to purchase stupidly priced houses, these individuals may eventually be forced to do something else for "leet rares gold". Hopefully something that doesn't harm the new player.

Housing right now is coming down in price.

For the last 2 months? It was sky high. Prices were grossly inflated beyond reason. Some people made some easy money off this. IDOCs are usually a weekly thing, whether it's a small house or a tower...there's usually an IDOC somewhere.

Placing anything above a large is going to be hard.

The real selling point in the housing market has moved from owning a castle/keep/tower -> owning a secluded or uniquely placed castle/keep/tower

You can also get co-owned to a small by lots of helpful vets, if you're just looking for a place other than the bank to store your crap or macro. Also, there's still a couple of pretty good spots for smalls out there, especially if you go near some of the less frequented towns in the game. Up until about a month ago, there were 4-5 small spots right outside of Trin.

I'll gladly co-own any new (houseless) player to any one of my small houses that I use to keep my house secluded. No payments or anything, stay as long as you like. I won't even loot you, you have my word, posted on the forum, where it means something.

People are just looking to make a quick buck, hence the house hoarding. Easy 20-50k for just dropping a deed, but the people who think their houses are epic need to look at reality.

Supply versus demand, and considering the house forum is full of houses for sale, I'd say demand ain't exactly there right now.

There was demand, but it got flooded.

Like I said, uniquely placed houses are still in high demand. I'd love to own that castle I looted on marble isle or whatever.

We have had a huge influx of new players, and existing players were looking to buy more and bigger housing, making demand high for a while.

The house refresh changes caused a massive spike in house falls all over the shard, creating new supply from inactive and unaware players, more than meeting the demand.....and the population has leveled off somewhat...if not actually going back down a bit.

The IDOCS are slowly getting back to pre-refresh-change levels again, which will have the effect of inching supply back down again over time....whether this is enough to get prices moving back up again or not, only time will tell.

Gold continues to increase always, subtly pushing prices upward.

No attempt to artificially buy or refuse to buy will more than minimally impact the market in comparison to these massive economic forces.

The pendulum will continue to swing as it always does

all i know is i've done an IDOC every single morning for the last 3 days. And I thank god i don't know of one tonight so I can get a good nights sleep

just placed my second small house in a spot very close to britain. surprised it fit. definitely lots of place for small houses. when you place house, make sure you just keep trying, move cursor a little, try again. I kept trying and wow, suddenly placed. Many spots people overlook because of this placement thingy.

14x14 harder to find, but places in jungles, more "far" places have spots. Lot's of houses come and go to, so it's good to check places you've already been every so often.
