If the house is [public] someone can hide and log out, nothing you can really do about that.

If its not, then change the locks. Its can option when you dbl click the sign.
You can lock down a key on a key ring outside by using stackable items to
get the key about to the door handle and lock it down. You can use to unlock/lock
door when entering

They cannot hide and logout in a public house, they will be under the sign when they log back in. I know this because a few of my chars were not co-owned to my public tower and upon logging back in were under the sign.
