Just wondering Mortiki, if you don't want to let it go for an L, then why make it the starting bid? Should make the S/B the minimum amount you'll let it go for. Otherwise you just get people's (like mine) hopes up

cuz i dont know what i would take for it yet.. and i dont wanna start out without a s/b.. cuz then i get really shit bids, like 2 smalls or somethin .. i know that ill take between an L and a tower.. *shrugs* .. honestly, i dont care who this upsets.. dont like it? .. dont bid .. it is what it is..

Just curious your reason.. wasn't criticizing. I think: if you won't take a particular S/B, then don't put an S/B that low, or you're just wasting people's time. Start the S/B with your lowest offer...

IMO a starting bid is the minimum you're willing to take. Like a reserve in a real auction.
Everyone's ultimately free to handle sales as they want, but it's certainly the NORM that a SB would win the property if no other bidders emerge. I've definitely both bought and sold houses that only received a SB, and as a buyer in particular I appreciate when a seller honors the SB.
If a seller retracts the SB as the minimum after actually receiving a SB, that IMO is treading into bad faith territory.
If a seller just wants to see what they can get for a property, then IMO it's OK to just list a property and say, "I'm listing this to see what sort of offers I get, I reserve the right to not sell if the offers aren't high enough."

I woulda took an L for it man. Smalls arent selling for crap lately. Even though, this is a sick mingin house, it doesnt surprise me there wasnt any activity. I woulda took the L and ran.
