Just looking for price range for the small as if it were empty (my humble decor not included)...

Is this really not that desireable of a location these days?

Its worthless bro. Its not close enough for a vendor, and its not near any great spawns. Only time smalls are worth a ton is if they are blocking a bigger house and a neighbor wants to buy, or if they are a fantastic vendor house, or near a great spawn. This house, although its nice (and trust me I lived at Xroads my entire OSI life so I love this house), its worthless here.
