They can be sold to the the architect NPC for full value so deeds are never available on the player market below full value. That's also why are used for currency a lot (sometimes you'll see players make offers for items in "deeds").

When you are selling for that much it goes right to your bank account right? the whole 433K doesn't drop at your feet right?

it goes into your bank auto when you give the right npc the deed.

Same goes for buying the deed. You don't have to have the money on your character to purchase it. It will be automatically withdrawn from your bank account.

Now that I know land is scarce what do they usually go for when buying one from a player?

tower deed + small deed

or + 2 small deeds if the location is great, and you really want THAT one.

Also, look at the other large house sales, some might fit a tower, and the overprice might be less.

You can find a deed+44k tower in a swamp or jungle perhaps, but everywhere else the standard price is 88k..
