Help info + WTB Small House

Hello. I'm new here. Perhaps I missed something in a sticky but I am unsure about how these sales work.

People say: Deed + 10k or something - What does that mean? 10k for the deed or 10k plus the price of a deed?

Anyway, I want to buy a house near Vesper. Secondhand would be cheaper right?

Placing house on your own is cheapest.

Buying an already placed home is fastest.

Deed + 10k means deed price plus an additional 10k. Think of the (+ whatever amount) as the price for placing the house.

It's sort of odd that a 6x6 would cost more second-hand than it would stock.

Larger homes/castles i understand. But why is the price for 6x6's more than stock? I mean, They're spots all over for them, so it's not like you'd be paying for the land, It's everywhere.

Just seems like a backwards valuation going on.

I'm not saying they should go for less than deed. because why do that when you can just sell the deed back to the architect.

Seems to me, if you buy a 6x6 used, You've wasted money. Unless you really, really wanted that exact spot.

Why would any housing sell for less than it costs?

Keep in mind (IDK if OP is aware of this) that deeds are refundable for their exact selling price.
(Edit: This is also why you see prices stating "Deed+10k or Deed+Small Deed", since house deeds are blessed and fully-refundable, it's easier when trading large amounts of gold to trade house deeds instead.)

If one was to sell for less than deed price, he'd be better off re-deeding the building and selling the deed back to a NPC.

Okay. Makes sense. Back in the day the lands were so overcrowded with houses it was easy to pick up a cheap 'second-hand' one. Not sure how redeeding worked then (pre-T2A and a little during).

So I bought my first house earlier and found a nice secluded spot for it. W00t

The reason you'll never find a house for less then "stock" amount is because any owner can redeed a house take it to the real estate broker in town and get the FULL "stock" amount back. (if you have deed in your pack npc will tell you just drop the deed on them to sell it)

Also deeds are noob not blessed ..
Means if you are red and die with a deed it WILL drop ..
If you keep deeds in the first level of you pack they can not be stolen .
