KEEP in very nice spot!!!

I paid castle+patio deed for my keep. Its in a sweet spot and I also own the brick & patio in front of it!

I hear you, its a balance between what we want for it and what the market will bear.

Point is you cannot go place a keep, let alone a keep in a nice spot. Towers can be had all day long, but not keeps and even when a castle or keep falls odds are it will be blocked up by several people wanting huge sums of money to buy out their smalls.

We wouldnt sell it at all if it wernt for the fact we have other real esate matters we would like to fund.

Everyone says the shard is dying I for one will bank the keep and money that it grows when the summer is over.

When we have 600-750 active players online the keep will go up to 2 mil and beyond.

The 1.4 to 1.6 we want is a bargin compared to what its going to cost down the road.

People are bidding a mil + on statues of cocks and bags that dont do anything.

If I need to wait a year to get 1.6 then I wait a year to get 1.6

I don't see it selling for 1.6 mil, just because the neighbors are too butt-close for comfort. A 'nice keep' by my definition would have several tiles of space all around it sitting on grass, with little to no spawn. You've got most of that covered, but the proximity of the neighbors kills all interest for me. =/

But hey, hold out I'm sure someone will be desperate enough to pay that high of an amount.

You gotta take into location as well; that keep is right next to Skara making it pretty convenient for foot travel, the neighbor proximity is pretty good, plus you get a damn farm right next to your keep for the RP person in you.

All of that adds value to the keep; you can't simply expect to sell a keep for a high amount just by saying there's no room on the server to place new keeps. The idea of buying out the other properties for a castle is great as well, you might try to pursue that route if you can get them to sell low.

Yeah the skara keep is badass, thats why I would be willing to go under what it sold for

Real RE is no different than virtual its all supply demand, right now there just happens to be very little demand, I am going to bank on that turning around vs selling for less than what I want.

I happen to think our location is very nice despite folks on 2 sides.

I think his keep is in a pretty horriffic spot near a million other houses in one of the largest "suburbs" on the mainland. Not to mention it's near TG town, one ofthe most frequent PK'ers/PvP area. Oh and DarkWing and JohnnyCash live around there, that decreases the property value significantly.

I dont really like the location, or neighbours, but i pvp so ill be ok. But this offer only stands up until such a time as you either sell it to me or i find someone else to sell me one. If your not interested by such a time my offer is null and void.
