is that a swampy area its placed? If so, how is the spawn?

It is a swampy area behind the tower. The front has a grass strip.

The huts right behind are a lizardman camp, so you can expect a fairly regular spawn of lizardmen back there. However, being just in front of the ocean provides a fairly safe recall entry point in front of the tower.

I do not live there, so I can't really tell you much from experience. However, I was there yesterday to refresh it and when I recalled in (just in front of the entrance) there was nothing (not even birds) on the screen.

If you'd like to visit the area, there is a rune locked down in the entrance of C^V's guild house located just north off Vesper Bank's west bridge.
